Why Outdoor Project Costs Have Changed
If your budget feels tighter than you expected, here's why:
Homeowners researching outdoor living projects are often surprised by current costs, especially if they got a quote a few years ago or are comparing to what a neighbor paid in 2019. This is real, and it is not specific to any one contractor.
Here is what has changed:
Material costs have increased significantly. Concrete, lumber, natural stone, steel, and pavers have all seen major price increases since 2020. Some materials are down from their peak, but most remain substantially higher than pre-pandemic baselines.
Labor is harder to find and more expensive. Skilled trade labor (masons, carpenters, electricians, irrigation technicians) has gotten more expensive across the board. Finding crews who do quality work takes more, and paying them fairly costs more.
San Antonio's growth is a factor. The city's rapid expansion has put pressure on contractors and material suppliers alike. Demand is high, lead times are longer, and competition for experienced crews is real.

How Our Pricing Works
Paid Consultation
We charge $50 for our initial consultation. It is a real site visit with an experienced project consultant who evaluates your drainage, your grade, your goals, and your budget and gives you honest, professional guidance.
You walk away with real site-specific advice from someone who has worked on hundreds of San Antonio properties.
After Approval
Once you approve the project proposal and sign the construction contract, we collect a project retainer and begin scheduling. If you are on the Design + Build path, design development happens after contract execution. Layouts, material selections, and revisions are part of the design process.

Project Proposal
After your consultation, if we are a good fit, we put together a detailed project proposal. This is not a one-line number. It is a line-by-line breakdown of everything included in your project: materials, labor, drainage elements, and any site preparation required. You know exactly what you are paying for before you approve anything.
Change Orders
We lock in your scope and pricing with the construction agreement. If something changes mid-project because you request it (different material, added element, scope adjustment) we document it as a change order and invoice for those changes. Additional costs only happen because you requested a change.
Well Checks
What happens after the crew leaves varies by contractor. At VHS, we include a Well Check visit after all projects that include plants or elements that might necessitate early evaluations (outdoor kitchens, fire features and water features).
