A solid patio cover plus bed renovation, new plant material, edging, and drainage work is achievable here. If we move forward, your project proposal is itemized line by line. No surprises. Scope and pricing are locked at contract. If you want to change something mid-project, that's documented as a change order. The only thing that changes your total is a decision you make.
Most clients in this budget range choose the Design + Build path. You commit to moving forward, we collect a 10% project retainer, and design development happens from there. It gets you into the installation queue faster than waiting for finalized plans before committing.
When construction wraps, if your project includes plants, irrigation, a water feature, or a fire feature, we come back for a Well Check. A consultant walks the site, tests the systems, checks the plant material, and confirms everything is performing the way it should.
